No tenants will be displaced. There will be some disturbance during the approximate 14 month construction period. Most construction activity will take place to the north of the existing building next to the ravine lands. However, we are also planning significant improvements to the front of the current tower, as well as improvements to the existing parking areas (resurfacing and repainting).
We will provide a new entry courtyard in front of the existing building, with places to relax and socialize. Furthermore, we are building an outdoor amenity space for all residents and visitors to enjoy. This will include tables and a BBQ, as well as attractive landscaped bicycle storage boxes. Less fun, will be improvements to the operations of the site. Garbage will be stored indoors and away from the front entrance (which we think is currently an eye sore!). We think this project has great value for current tenants.

Application Information CentreThis project largely falls within the current zoning bylaws that govern this site. As such, there were no zoning bylaw amendments required. That said, the project does require a minor variance application that will be evaluated at a Committee of Adjustment meeting scheduled for November 24, 2022. The project is also subject to Site Plan Control. We have been working with the City of Toronto to design the best development possible for the site, current tenants, future tenants, and the public.

There is always some disturbance during construction. That said, this project is small in scale, only 3 storeys, and built on grade, so there is no large foundation requiring digging. As well, there is nothing currently on the site so no messy demolition is required.
No. There are sufficient parking spaces onsite to accommodate the small reduction in parking that will result from the townhouse development.
