Here, we present a project that will add 9 family-sized rental units in the form of a stacked townhouse block, on a portion of the property that is currently fenced off and underutilized. The new units will be integrated into the site along with a re-imagined & comprehensive landscape program, and additional social space.
The outdoor amenity space will function as a gathering place for tenants. This is a space for friends and family to come together and enjoy. Its location behind the new townhouses, and away from Keele street will provide privacy and buffer noise. Half of the space will be semi-covered by a pergola that enables airflow and provides protection from direct sunlight. The perimeter of the space will double as covered and secure bicycle storage for 9 bicycles.

This new building will be 100% electric, and will be heated and cooled using high efficiency air source heat pumps. The efficiency of the mechanical heating/cooling systems is aided by a high performance building envelope to ensure that thermal comfort of residents is maintained. Envelope performance is critical as a buffer against power outages during extreme weather conditions, as it resists heat loss/gain.
Well Grounded Real Estate is a private real estate development and investment firm that built the tower at 2110 Keele Street in the early 1960's. The company views this infill project as an exciting example of how density can be appropriately added to an underutilized site in a way that improves the site overall, with no negative impact to existing tenants. The company intends to own and operate this site into the future.
